Saudi Arabia real estate prices rise 1.2% in Q3 2026 as residential market gains

The Kingdom's General Authority for Statistics' REPI report showed that residential property prices increased 2.3% from the same period in 2025

Saudi Arabia’s real estate prices rose 1.2% year-on-year in the third quarter of 2026, supported by higher residential and agricultural property prices, although a quarterly decline pointed to continued weakness across parts of the market, according to the Kingdom’s General Authority for Statistics (GASTAT).

The authority’s Real Estate Price Index (REPI) report showed that residential property prices increased 2.3% from the same period in 2025, while agricultural property prices climbed 3.9%.

Commercial property prices, however, fell 2% over the same period.

Within the residential segment, land plot prices recorded the strongest growth, rising 4.9% annually.

Apartment prices, on the other hand, increased 1.7%, while residential floor unit prices advanced 0.8%. Villa prices moved in the opposite direction, declining 7.7% year-on- year.

The commercial property market also faced downward pressure.

Land prices in the segment fell 2.1%, building prices declined 1.4%, and showroom and retail shop prices dropped 0.9%.

Agricultural property prices rose 3.9%, reflecting an equivalent increase in agricultural land prices.

Despite annual growth, Saudi Arabia’s overall real estate price index fell 1.2% in the third quarter compared with the preceding three months, indicating weaker price momentum during the period.

“Residential property prices declined 1.5% quarter-on-quarter. Residential land prices fell 2.1%, apartment prices decreased 0.5%, and villa prices slipped 0.4%. Residential floor unit prices provided a partial offset, increasing 1% from the second quarter,” GASTAT data noted.

Commercial property prices edged down 0.3% quarter-on-quarter, while agricultural property prices rose by 0.2%.

The contrasting annual and quarterly figures suggest that gains in selected property categories have not translated into uniform growth across Saudi Arabia’s real estate market.

The data revealed significant price differences across the Kingdom when broken down by region.

The Northern Borders, for example, recorded the strongest annual increase, at 12%, followed by Riyadh (4.6%) and Madinah (0.3%).

Elsewhere, Asir posted the steepest decline, with real estate prices falling 4.3% year-on- year.

Hail recorded a 3.8% decrease, followed by the Eastern Province at 3.7% and Al-Jouf at 2.8%.

While GASTAT claims its Real Estate Price Index tracks changes in property prices across Saudi Arabia using real estate transaction data, the methodology got recently updated in cooperation with the Real Estate General Authority, the Ministry of Justice, and the Saudi Central Bank.

The revised approach incorporates cutting-edge technologies like geospatial AI and satellite imagery to improve property classification and data quality.

The updated methodology is intended to strengthen the accuracy of market measurements and provide a clearer picture of price movements across residential, commercial, and agricultural properties.
