Sharjah’s real estate market attracted 9,891 new investors in the first nine months of 2026, with buyers from 130 nationalities getting involved in the trading of 46,125 properties, underscoring the Emirati city’s growing appeal to investors.
As per the data released by the Sharjah Real Estate Registration Department, with 4,526 investors, foreign participants accounted for the largest group of new entrants into the Emirati city’s thriving property landscape.
They were followed by 2,494 investors from Arab countries, 2,453 UAE nationals, and 418 investors from other Gulf Cooperation Council (GCC) countries.
The growing participation from the outside investors also brings great news for Sharjah, whose administration has been expanding property ownership opportunities for foreign buyers.
“The number of real estate projects approved for freehold ownership by non-citizens and foreign investors has reached 52 since Executive Council Resolution No. 30 of 2022 introduced the framework for property ownership by non-citizens,” the Department said.
Eight new projects received approval by the end of September 2026, adding to the Emirati city’s residential and commercial property offerings, apart from widening investment opportunities for buyers from different countries.
Abdul Aziz Ahmed Al Shamsi, director general of the Sharjah Real Estate Registration Department, told the WAM (Emirates News Agency) the arrival of nearly 10,000 new investors from diverse nationalities reflected confidence in the Emirati city’s property market and the strength of its investment environment.
He attributed the growth to regulatory reforms, broader property ownership options, economic stability, and favorable investment conditions.
“The expansion of residential, commercial, and industrial developments is also helping Sharjah strengthen its position as a regional real estate investment destination,” Al Shamsi said.
Emirati nationals accounted for the largest share of the property cash trading during the January-September period, with transactions worth AED22.4 billion across 31,250 properties.
“Investors from other countries also contributed substantially to the market. Buyers from other foreign nations recorded transactions worth AED14.1 billion across 6,732 properties, while investors from Arab countries generated AED7.8 billion in trades involving 6,692 properties,” the Department noted.
GCC nationals accounted for AED2.5 billion in transactions across 1,451 properties, the data stated further.
Among individual nationalities, Indian investors ranked second after UAE citizens in terms of transaction value, with trades exceeding AED6.8 billion.
Syrian investors followed with transactions worth nearly AED2 billion, while Pakistani investors recorded AED1.56 billion.
Jordanian investors accounted for AED1.21 billion in transactions, followed by Iraqi investors at AED1.17 billion.
The ranking by the number of properties traded showed a similar pattern. UAE nationals led with 31,250 properties, followed by Indian investors with 2,914 and Syrian investors with 1,738.
Jordanian investors traded 1,005 properties, while Iraqi investors accounted for 1,001 and Egyptian investors for 997.
