Sharjah registers property transactions worth AED7 billion in July, sees near 62% gain

As per the Sharjah Real Estate Registration Department, the total value of transactions surged 61.8% from AED4.4 billion in June

Despite the ongoing geopolitical tension due to the Iran war, Sharjah’s real estate market saw the value of its property transactions climbing to AED7 billion, as sustained investor demand, infrastructure expansion and a steady pipeline of development projects continued to boost activity across the Emirate.

According to data released by the Sharjah Real Estate Registration Department, the total value of transactions surged 61.8% from AED4.4 billion in June. The number of transactions, on the other hand, also rose significantly, increasing by 25.3% month-on-month to 9,376.

The total area traded through sales transactions reached around 27.2 million square feet, underlining the strong pace of investment in Sharjah’s property market.

The Department credited the robust performance to the Emirate’s ongoing infrastructure development behind the strong numbers, as the launch of major real estate projects and a supportive regulatory framework continue to attract both regional and international investors.

“Ownership certificate transactions accounted for the largest share of market activity, with 4,049 deals recorded during the month. These were followed by 3,356 ownership deed transactions. The market also witnessed 466 mortgage transactions worth AED1 billion, alongside 1,185 initial sales contracts and 320 property valuation transactions,” the Department said.

“Property activity spanned 129 areas across Sharjah. A total of 1,347 land sales were completed, including 895 residential plots, 381 industrial plots, and 71 commercial plots. The market also recorded 894 transactions involving subdivided units, of which 842 were apartments, in addition to 643 developed property transactions,” it added further.

Among July’s standout deals was the sale of a land parcel in Industrial 4 for AED850 million, making it the highest-value transaction for the month. The largest mortgage transaction, on the other hand, was registered in Al Layyeh, valued at AED120 million.

“Sales remained concentrated in Sharjah City, which accounted for 2,091 of the emirate’s 2,884 sales transactions. Muwaileh Commercial emerged as the busiest area with 442 transactions, followed by Al Sajaa Industrial (244), Hay Hoshi (203) and Al Khan (168),” the Department remarked.

By transaction value, Al Sajaa Industrial led Sharjah City with AED715.4 million in deals, ahead of Muwaileh Commercial (AED516.3 million), Al Menhaz (AED449.5 million) and Al Qulai’aah (AED365.7 million).

Elsewhere in the Emirate, the Central Region recorded 527 sales transactions, with Al Belaida leading in volume at 192 transactions. However, Industrial 4 posted the highest trading value in the region at AED908.8 million.

In the Eastern Region, Khor Fakkan registered 206 sales transactions, with Al Mudeifi accounting for 159 deals worth AED218.2 million.

Kalba recorded 58 transactions, led by Commercial Sour Kalba, which generated AED5.6 million in trading value across 21 transactions.

Dibba Al Hisn recorded two transactions during the month, with Hay Al Seeh registering the highest trading value at AED1.2 million.
